The costs for remediating a site can be huge and in some cases may outway the market price for the land. It is therefore imperative to establish as soon as possible the potential costs associated with contamination prior to completing any land transaction.

The planning process places the assessment of land contamination as a material planning consideration. This means that any redevelopment, whether residential or commercial, will need to ensure that there is no unacceptable risk to future occupants, controlled waters (groundwater and surface water) and to the environment.
Local Planning Authorities require that redevelopments are made suitable for the intended use.
